Becoming a new homeowner is an incredibly exciting event in one’s life. But of course, when you become the owner of a home, you also become the owner of the many appliances and parts within a home, such as the water heater and HVAC system. If you’re a new homeowner, we want to make sure that you’re getting the most out of your heating, ventilation, and air conditioning system. Here are some HVAC tips for new homeowners—

Get to Know Your System

The first thing that you’ll want to do as a new homeowner is get to know your system. Things to learn include:

• The age of your system—is your system brand new, or will you likely need to invest in repairs or replacement in the near future?
• The efficiency rating of your system—is your system highly efficient? What are normal energy losses? What should you expect to see on your energy bill?
• The warranty—is your system still under warranty, or has the warranty already expired?
• The system’s maintenance needs and history—do you know what type of maintenance your specific system requires? Do you have a log of any maintenance and repairs already performed? 

Clean the Filters Regularly

Once you know all there is to know about your system, it’s time to move into maintenance. Perhaps one of the most critical—and easiest—maintenance to-dos is to replace your air filters regularly. Most air filters should be replaced every 90 days; if you have pets or allergies, though, you may want to increase that frequency. Replacing the air filter is something that you can do without the help of a professional in most cases. 

Schedule Maintenance

Most HVAC maintenance can be performed without the help of a professional, but this isn’t always recommended. Calling a professional and scheduling maintenance is often best in order to a) make sure it gets done, and b) make sure it gets done correctly. Annual maintenance is recommended, with the exception of the air filters, which need to be replaced more often. 

Don’t Forget About the Ducts

As a new homeowner, one of the first things that you should have inspected is the ductwork. If ducts are dirty or clogged, you could be suffering from increased dust and pollution entering your home; your system may also not be performing at max efficiency as a result.
